Are you looking for a Property Manager position that can utilise your existing skills and offer funding for IRPM studies? We are currently looking for a Property Manager for a large Estate Management company in Fareham. This role will be reporting directly into the Branch Manager and you will be responsible for the delivery of management services to a portfolio of residential and, where applicable, mixed-use buildings and estates. This role will be the direct interface with the Client/Freeholder and Leaseholders within their portfolio.

This role will give the successful candidate an opportunity to work in a professional team, with the work being dynamic and exciting. The job will entail working closely with the Branch Manager and you will therefore need to be highly motivated and have a commitment to study and further your knowledge and skills.

What will you be doing?

  • Ensure that Management Agreements are in place for all clients and developments
  • Prepare budgets for each property within the portfolio
  • Liaise with clients / landlords to agree the service charge budget
  • Answer residents' queries on service charges
  • Liaise with Credit Control to advise lessees of their liability for payment under the terms of the lease
  • Ensure manual invoices are produced for additional work and the records are kept updated.
  • Ensure that the developments in the portfolio are fully insured, including property owners' and employers' liability cover
  • Obtain alternative quotations for services as required by the clients and in compliance with the lease or other legal documentation in place at the property
  • Provide contractors with a specification of works and work orders for all works to be carried out.
  • Circulate correspondence to Lessees/Residents regarding Health/Safety, Fire Regulations, parking etc arising from reports or noted on site visits
  • Instruct and liaise with surveyors/project managers in drawing up specifications for and the overseeing of major works projects and to be familiar with CDM regulations where appropriate
  • Liaise with the client where the terms of the lease are not being adhered to by individual resident/leaseholder
  • Carry out periodic inspections of the property and prepare inspection notes
  • Arrange for the maintenance of all areas
  • Actively seek to obtain new instructions for the Company

The ideal candidate

Ideally you will have completed IRPM or have desire to complete it. You will have some experience working in a Property Manager based role and will be proficient in the use of Microsoft Word & Excel.
