The Department

The Property and Housing Directorate of Portsmouth City Council manages and maintains a multi-million pound property portfolio. The authority has a broad and varied portfolio of property assets including Port Solent (a leisure, retail and residential marina complex), industrial, retail, and office property, local authority housing and the commercial ferry port as well as more specialist properties like hotels, supermarkets, golf courses, leisure properties and an agricultural portfolio..

The total asset value is in the region a £975 million and the commercial assets generate a net income of £7.5 million per annum.

In Commercial Property and Leasehold Services our purpose is to manage the non-residential assets cost-effectively and uphold quality relationships with our tenants. All our work is geared towards achieving our purpose.

What is the role?

Working in a mixed team of trainee, graduate and experienced property professionals, you will manage and assist others with the management of some of our properties. This will include: • the valuation of all types of property • revenue and capital income generation. • commercial landlord and tenant work • undertaking surveys across our portfolio, and • opportunities to be involved in small and large scale development schemes

You will spend around half of your time out of the office, sometimes in the wet and cold, and we'll expect you to be reasonably flexible with your working hours.

In return, experienced qualified chartered surveyors will support you through your APC, offering you time to work through your portfolio and assisting you as you gain in-the-role experience. The range of properties we manage is second to none so will give you ample opportunity to decide where you might specialise later in your career.

Who is the person?

You need to have:

1. a degree or acceptable qualification which qualifies for the RICS APC in commercial or valuation disciplines, as we will need you to complete your APC within the three year time-scale for this post

2. a good technical knowledge gained during study, and a practical common sense approach to property matters

3. a desire to learn on the job and undertake the APC qualification for full corporate membership of the RICS

4. I.T. literacy

5. a valid driving licence as you will frequently travel around our area (we have pool vehicles available if needed)

6. a strong commitment to our desire to generate income and save money.

We are looking for an individual who can show a good combination of theoretical knowledge and an openness and enthusiasm for the role.
